Case Study 1
We were instructed by clients to act for them following an approach by a developer. They had been offered terms for an option agreement on their property subject to the grant of planning permission. Totally Land advised the clients throughout the negotiation leading up to the signing of the agreement and managed to more than double the sum originally offered by the developer. The clients required further advice through the developer’s planning stages and we negotiated additional payments for our clients as a result of this process. The developer has since obtained planning permission and has recently completed the purchase of the land with the clients receiving over £4m for their property.
Case Study 2
Another client owns a large house set in a good sized garden. He was approached by a developer wanting an option to purchase the property subject to the grant of planning permission. Totally Land advised him during the negotiation and managed to secure substantially improved terms for him than had originally been offered.
Case Study 3
A client obtained planning permission to redevelop a plot of land containing a single house set in a large garden with a scheme of detached housing. Totally Land acted for the client in sourcing a developer prepared to acquire the property for the price he wanted and acted on his behalf up to the completion of the sale of the land.
